Pros and Cons of For Sale Board

If you sell your property, would you use a For Sale board?

The answer is yes. You should definitely use the board.

All are most likely aware of the fact that potential buyers typically use the Internet to search for real estates these days. That’s the reason why many sellers decide not to place the For Sale board outside the property. However, there are a lot of valuable reasons why you should still use that type of board. The most important ones are listed below in this text.

  1. Potential buyers still visit interesting areas during non-working days. They might walk or drive through your street, so it is an advantage to have the board outside.
  2. Family members and friend of your neighbors might be interested to move in somewhere close to their relatives. They may not actively search for properties, however, you can attract their attention if the board is outside.
  3. Many potential buyers have approached me during my career as a real estate agent with a desire to buy some particular house. They said, for example,”if that house becomes available for sale, I would love to purchase it.” These are opportunist buyers who do not search for a property constantly, but they might be interested if they notice that your house is hitting the market.
  4. If you do not have the For Sale board, you cannot say that you are doing everything you can to find the right buyer for your property. The board is one more opportunity, so you should use it. You can also help your agent with the installation of the board, so it is recommended not to miss the chance.

In my career, I have heard many reasons why some sellers avoid using the board.

They do not want the neighbors to know.
They do not want to disturb a gardener.
The traffic through the street is too low.

However, no matter what your reason can be, the truth is that you are going to lose one opportunity when it comes to efficient selling of your home. Your neighbors can spread the word further, and a potential buyer might notice the board even if the passing traffic is low.
