Does a For Sale Board Make Any Difference?

Almost every day, someone asks if they must use a For Sale board. Of course, different motives might stand behind these questions. Some sellers do not want the neighbors to know about the sale, others want to avoid knocking on a door by potential buyers. Every time, I typically answer no. There is no need to force anyone to place the board if they do not wish to do so. But you should consider some important things before making the final decision on this matter.

The neighbors
They might not be delighted to see you moving, however, they may know someone who wants to purchase a property in the area. It might be a friend or family member. That does not matter, in fact, if they can help you find the right buyer for your real estate. People love to live close to other family members and good friends, so some from the circles of your neighbors might become the buyer of your property. The For Sale board is a great way to inform the local community about your intentions.

Newcomers
Potential property buyers who are interested in some specific area typically come to the locations to check the objects and the neighborhood. They will also try to find all the properties for sale, so if there is the board outside, they would hardly miss your own. They might check a street by
street, and you can simply attract their attention with this feature. You should not miss such an opportunity.

Sneaky Peekers
Some potential buyers might notice your selling ad on the Internet, newspaper or anywhere else. They might also contact your real estate agent directly, so they may get the details there too. Many of these strive to come to the location and see the property with their own eyes in a real-
time. If you have the For Sale board, they would find your estate much easier. That’s why you should definitely put it outside the object.

Other Viewers
You should certainly avoid letting your potential buyers struggling to find the property. There is nothing worse if a serious buyer has problems to find your object. They might also notice another one for sale in the same area, so the competitors might take over your potential clients. Buyers will start feeling frustrated if they have problems to find your property, and they might go somewhere else because of this issue. The For Sale board is there to minimize such a risk.

You can, for example, tell your neighbors even before placing the board. If they are informed from the start, they will not be disappointed later. Also, you can leave a message “Viewing strictly by appointment” to avoid any potential knockers.
